Renting in Geneva

In Geneva, where the population has exceeded 500,000, new apartments are being constructed in redeveloped areas and in the suburbs, but there is still a shortage of properties and it is a renter's market everywhere.

Switzerland is also one of the most expensive countries in the world, with rents particularly high in urban areas such as Zurich and Geneva.

Seasonal rental conditions

Due to the current international situation, more people are looking to move to Switzerland, and rents are rising.

In May and June, there are more job openings after students graduate, but by the time summer vacation rolls around, that number has almost completely dried up.

The market is relatively calm in November and December, but once January arrives, the situation changes dramatically and vacant properties become a hotbed of competition.

 1LDK [3 pièces]

 

The Geneva floor plan considers the separate kitchen as one room.

The typical 3 pièces apartment is the most common type of rental in Geneva.

This refers to the living room, bedroom, dining room and kitchen.

The area is approximately 40 to 70 square meters.

Unfurnished, CHF 1,800-5,000; furnished, CHF 2,000-8,000.

You should also be aware of an administration fee of CHF 150-300.

 

* In Switzerland, the way rooms are counted varies depending on the canton.

For example, in the canton of Vaud, a separate kitchen is not counted as a room, and a 1LDK apartment is counted as 2 pièces.

 2LDK, 3LDK [3.5 pièces ~ 5 pièces]

 

Compared to the 3 pièces model, there are more rooms that can be used as a study, etc.

If you are thinking of having a room for children or a study separate from the master bedroom, we recommend a property of 4 pieces or more.

Rent is CHF 3,500-10,000, furnished is CHF 4,500-15,000.

There is a management fee of around CHF 200-600.

I’m interested in a property marked as [Fully Occupied]. Can I still move in?

There are sometimes vacant units that haven’t been listed yet, so please contact us. Even if a property is fully occupied, we have been able to introduce different units within the same apartment building in the past.

I’d like to find a furnished property with parking within my budget. Is that possible?

We will do our best to find a property that meets your requirements. Thanks to our long-standing relationships with property owners and real estate agencies in Geneva, we can introduce properties that are difficult to find on your own.

I like a property managed by another company. Can furniture be added?

In some cases, furniture can be added. Please contact us to discuss your options.

Is it possible to negotiate the rent?

Based on our years of experience, we can negotiate if we believe there is room for discussion. We have successfully negotiated rent reductions with property owners in the past.
